What is a direct lender?A direct lender uses its own funds for loans, giving them more control in deciding who qualifies. However, they may not provide as many loan options or search for the best interest rates, unlike brokers. Note: Some direct lenders are brokers and lenders. They may lend their own funds for some loans and broker out loans that they cannot fund themselves.

What is a private lender?A private lender is an entity or individual that offers loans outside the traditional banking system. What is a mortgage broker?A broker does not lend their own money but instead they connect a borrower with a lender that offers the loan product that they are looking for. They can compare lenders to ensure they are providing the lowest rate and best terms. In exchange they charge a fee for their services.

What if I do not get matched with a lender?If we can’t find a Lender who meets your needs, we will notify you almost immediately. If we can’t match your loan request to a lender, you may return to the website and complete a new loan request any time you want. We are always adding new lenders to our network, so please continue to check back.

What are the different types of loans?Long-term Loans: Usually have an interest rate that stays the same during the term of the loan. This means that your loan payments will remain the same — that is, they are fixed — for the entire term of the loan. Long-Term loans offer stability in fluctuating market conditions and the comfort of knowing exactly how much your housing payment will be. Adjustable- rate Loans: Adjustable-Rate Mortgages (ARMs) are home loans with interest rates that can change periodically. They frequently have an initial interest rate lower than that of a fixed-rate loan. After that initial period, the interest rate may be adjusted periodically based on an index that reflects changing market interest rates. Since your payment may go up or down with interest rate changes, your future monthly payments may be uncertain. ARMs therefore carry risks in periods of rising interest rates, but can be less costly over the long run if interest rates go down. Interest-only Loans: A mortgage in which your payments only cover the interest that accumulates on the loan balance.
